#1 Reception desk on the… 6th floor 🛗

During my visit to the Muji Hotel in Tokyo, I noticed something genius about the way the building was laid out.

The reception desk wasn’t on the ground floor. 



“Why’s this a genius idea?”, you may ask. Well, the ground floor is prime real estate in a premium city, so why not use it for something else?

While you may not have a retail brand like Muji, you can partner with local bakeries or specialty coffee shops to enhance the guest experience. 

With online bookings being the norm, the need for “walk-ins” has diminished.

Zoku Hotel is another great example, placing their reception on the 5th floor, freeing up space for other uses.

#2 Personalize thematic stays 🌟

One hotel brand that’s nailing the niche game is LOGE Camps. They cater to outdoor enthusiasts, and it’s clear they’ve thought about every little detail.

For LOGE, It’s more than just decor or quirky room names, it’s about designing an experience. 

This clearly shows how thoughtful design can elevate a hotel stay, and honestly, I think this is a fantastic example.

Creating an entire experience around what your guests love is certainly a crowd-pleaser, and LOGE Camps has set the bar high for niche hotels.

#3 MICE pricing for 2025 🐁

It’s surprising that many hotels are still finalizing their MICE pricing for 2025, especially when they could be profiting on things like group bookings, that are already in demand.

Prices have surged in the last two years, but demand has slowed down recently (this is what we see from our data), signaling a quiet recession.

Our suggestion? Keep it simple.


 

To maintain or grow your 2024 volumes, we recommend keeping your 2025 pricing the same as in 2024 unless you see something different.

MICE brings in the highest TRevPAR, so even a small drop in volume can seriously impact your bottom line.

#4 Simple hack for more long-stay bookings ⌛

David Kijlstra shared a cool trick for spotting companies that are relocating employees to your city, a handy tip if you want to grow long stays at hotels. 

  1. On LinkedIn Sales Navigator, search for a company like Netflix, filter by “Changed jobs” and “Less than 1 year,” then narrow it to your city. 
     
  2. Look for international names and check where they worked before—if it’s somewhere like New York or Berlin, chances are they’ve been relocated.



Repeat this for everyone on the list, and you’ll get a good idea of how many employees have been relocated.

David states that this works best for industries that move specialists, like developers, data analysts, or execs – not so much for local sales teams or trainees.
